New roof snagging in Old Malden

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We check everything we can see safely and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. Common reasons to book are verge tiles or slates not secured and debris left in gutters or valleys, on new flat roofs, loft conversions and dormers and flashings and valleys.

Houses in smaller places like Old Malden can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a proper look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Old Malden: your questions answered

Do you cover smaller places like Old Malden?

Yes, Old Malden is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Old Malden?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or send us an email.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Roof by roof

Clay and concrete tiles

Tiled roofs often have snags at the verges and eaves. We look at them closely.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. Fitted vents are checked.

When to book a survey in Old Malden

Ventilation is sometimes missed or blocked during re-roofing. Poor ventilation can lead to condensation in the loft.

Things that often lead to a survey include:

  • Cracked lower roofs or marked walls after the work
  • Signs of condensation in the loft space
  • Flashings not properly dressed or fixed
  • Loose or badly finished ridge tiles

If you own a rental within reach of Tolworth station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before booking any roof surveyor

  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photos
  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report

What a roof survey includes

What this survey cannot tell you

Before booking, it is worth knowing what a survey won’t do:

  • Pricing the remedial work
  • Legal advice on your contract
  • What’s under the new coverings

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

What we check

  • New-build homes
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Local roofs and buyers in Old Malden

Historic houses such as Fitznells Manor, about 1.8 miles south-east, show how far back building in the area around Old Malden goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.

If your house is among the older ones in the streets near Parish Church of St Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take an hour or two on an ordinary house, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Old Malden, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Let us know about parking before the day
  • Tell us about any leaks, stains or damp patches you know of
