New roof snagging in Row Town
A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them and look in the loft space for condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. Common reasons to book are broken coverings left on a new roof and damage to other parts of the building, on new-build homes, new flat roofs and loft conversions and dormers.
Bungalows, chalet bungalows and older cottages are common in smaller places like Row Town, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Row Town. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What happens on the day
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take about one to two hours for most houses, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Row Town, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can safely be seen.
- We check valleys, flashings, gutters and the underlay at the eaves.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Before we arrive
- Check pets are kept safely away
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller

Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Book snagging before the final payment
- Look for marks or cracks left by the work
- Look for new stains after a downpour
- Keep the contract and invoices together
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
Checking the roof from ground level
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your questions about new roof snagging in Row Town
Is my home in Row Town listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover Row Town?
Yes, Row Town is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is snagging available for a new-build house roof?
Yes, the inspection works the same as for a re-roof. The report lists snags with photos for you to pass to your builder.
Can you see the fixings under the tiles?
No, we report on what’s visible. Fixings and underlay under the slates or tiles are hidden, but we check everything we can see safely.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
What’s the best time to have a new roof checked?
Ideally before you make the final payment so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.
What new roof snagging looks like in Row Town
About 1.4 miles north-west lies Botleys Mansion, a reminder of how long the area around Row Town has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
Take an older house close to St Paul's: older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Addlestone station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

- How many separate roofs there are, like extensions, dormers and garages
- Commercial roofs and larger buildings

Why get it checked now?
Raising snags before the final payment is typically simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. Blocked gutters on homes around Row Town overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
