Pre-purchase roof surveys for Lower Holloway homes and businesses

Pre-purchase roof surveys for homes and businesses in Lower Holloway

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. If you’ve noticed worn or lifted lead flashings and quick fixes on flashings and valleys, a survey will tell you what’s going on, whatever the roof.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Lower Holloway or checking a new roof there: only the parts we’re given access to and can see safely are inspected. If it’s a flat, the lease normally sets out who is responsible for the roof.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Ask whether there are papers for past roof work
  • Ask the agent to check the loft hatch can be opened
  • Arrange the survey as soon as your offer is agreed
  • Ask when the roof was last worked on

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Local roofs and buyers in Lower Holloway

With Witanhurst about 2 miles north-west, Lower Holloway sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Take an older house close to St David: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. As a London address, Lower Holloway can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door cannot be promised. Landlords with a home close to Caledonian Road & Barnsbury station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

Your questions about pre-purchase roof surveys in Lower Holloway

Can you fly a drone over a roof in Lower Holloway?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Will parking be an issue for a roof survey in Lower Holloway?

Parking in Lower Holloway, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Can you survey at the weekend?

We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or send us an email.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Does the weather affect the survey?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Lower Holloway, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Make sure the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or send us an email.

Advice

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Anything beyond the roof, which a full home survey covers
  • Confirmation of asbestos in cement sheets or soffits
  • Whether timbers meet design loads

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Chimney stacks
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers

What we look for on each type of roof

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.
