Need a pre-purchase roof survey in South Park?

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Pre-purchase roof survey in South Park

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. If you’re worried about old water stains in the roof space and cracked flaunching or crumbling chimney pointing, we can find out what’s behind it, on gutters and downpipes, flat-roofed extensions and dormers and the roof space alike.

Houses in smaller places like South Park can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Local roofs and buyers in South Park

South Park is about 1 mile from the edge of the flight restriction zone around Redhill Aerodrome. If the drone is used for your survey, the exact boundary is checked for the address first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you own a rental within reach of Reigate station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you own one of the older houses in the streets near St Luke's, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

South Park is about 1 mile south of Reigate, in Surrey. We carry out pre-purchase roof surveys in South Park for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Across Surrey, we cover South Park and the places around it. There’s also a page for Crawley.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • How a seller will respond, or what the house is worth
  • Walls, floors, services and rooms below the roof
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Gutters and downpipes
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

How the survey changes by roof type

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings.

Before and after the survey

Small things make a difference. Some pointers:

  • Ask the agent to check the loft hatch can be opened
  • Watch for stains or fresh paint on ceilings below the roof
  • Mention any deadline when you contact us
  • Pass the findings to your conveyancer

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

FAQs for South Park

Is South Park within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in South Park?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof. We survey on any day of the week.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about one to two hours at a typical house, with time for the loft where it can be reached. A visit to a smaller place like South Park is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Let us know about any leaks, stains or damp patches you know of

Why get it checked now?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Arranging work in a smaller place like South Park is easier with notice than in an emergency. A survey gives you that notice.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the exact price before booking.
