A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
About our roof leak investigation in Deepcut
Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. If you’re worried about water that shows only in certain storms and condensation that looks like a leak, a survey will tell you what’s going on, whatever the roof.
In a smaller place like Deepcut, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather often points to an exposed detail. Tell us when it happens when you contact us. Gutters and downpipes on the exposed side are worth a look as well.
The report records the leaking roof as we found it on the day. It is useful straight away, and a good reference for later.

When you need someone else
In fairness, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- Whether rotten timbers meet design loads
- Water from pipes, tanks or heating systems
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

- Flat roof details

- Rooflights and dormers
- Valleys and parapet gutters
- Lead flashings
What we do, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Parking around Deepcut is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Outside, we check every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- We email a report with photos, the likely entry point and recommendations.
Preparing for the visit
- Leave side gates unlocked
- Move anything stored under the loft hatch
- For flats, check roof access has been agreed

Advice
Questions from Deepcut
Is Deepcut in the area you cover?
We do. The survey and report are the same in Deepcut as anywhere else.
What do I need to do before a survey in Deepcut?
Not much. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.
Why is the stain in a different place from the leak?
Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is frequently well away from the mark. That’s why we trace the route rather than patching above the stain.
What’s the best way to book?
To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Is thermal imaging part of a leak investigation?
We use thermal imaging where it helps, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.
How long does a roof leak investigation take?
Allow about one to two hours, more where the leak is intermittent or the roof is large. We will give you an idea of timing when you book.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Write down the wind direction and rain when it leaks
- Let us know what has already been tried
- Move stored items away from the hatch
- Stay off ladders and the roof
Keep the report after the work is done. If water appears again, it shows what was found before.
Keep the roof space ventilated. Good airflow reduces condensation, which is frequently mistaken for a leak. Check insulation doesn’t block airflow at the eaves.
What affects the cost of roof leak investigations
We confirm the price for your survey before booking. These are the things that affect it:
- Height and safe access
- How big the roof is
- The shape of the roof and its details
- Extra roofs, like extensions, dormers or garages
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
Before you get in touch, it helps to have:
- The kind of building and roof involved
- Where the property is, with the postcode
- Pictures of the roof from a safe spot, if you have them
- Whether there is a loft hatch, a shared roof or tricky access
When you’re ready to go ahead, ring 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.
Common roof problems in Deepcut
A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.
These are some of the problems a survey can pick up:
- Damp patches next to the stack
- Wet patches on loft insulation
- Ceiling stains that grow after rain
- Water through the ceiling under a flat roof
If you look after a building such as Sandringham Infant & Nursery School, on a building that size, finding the source of a drip means looking well beyond the stain.
What to check before booking
- Whether you get a written report with photos
- Is there a chance to talk the report through?
- When you’ll get the report
- What’s outside the scope of the survey
Deepcut roofs and the weather
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts.
For landlords with property near Farnborough North station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Living close to Frimley Lodge Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
