About our storm damage roof report in Chatham Waterfront

When a storm has damaged your roof, a written record can help you explain it to your insurer. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We are not loss adjusters and can’t tell you if your claim will succeed. What you get is an independent view of the roof’s condition. If you’re worried about damaged pots on the stack and new damp or leaks inside, a survey will tell you what’s going on, on slate and tile slopes, chimney stacks and gutters and fascias alike.

Houses in smaller places like Chatham Waterfront can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather frequently points to an exposed detail. It is useful to know when and where the water appears. The gutters on the most exposed side can overflow too.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Questions from Chatham Waterfront

Do roofs near the sea, like those around Chatham Waterfront, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How do I find out if my home in Chatham Waterfront is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you put a tarpaulin over the damage?

Emergency cover over a damaged roof should be arranged with a roofer. Take photos from the ground first if it’s safe. Keep receipts in case your insurer asks for them.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Are you loss adjusters?

No. We write an independent report, and you decide how to use it. Your insurer may appoint its own loss adjuster.

What if the roof was already worn?

Most policies don’t cover wear and tear. We note both storm damage and older defects, so it’s clear what we found. How the policy applies is up to your insurer.

Can I check the roof after a storm?

Safely, from ground level or a window. Never climb onto a roof after a storm. Binoculars can help you see damage from below and we’ll inspect the rest from safe positions.

Tips from our surveys

Getting the most from a storm damage roof report starts before we arrive and carries on afterwards. Some tips:

  • Arrange temporary cover with a roofer if rain is getting in
  • Photograph damage inside the house too
  • Do not go onto the roof to take pictures
  • Tell your insurer about the damage promptly

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Keep gutters and outlets clear so heavy rain can drain away. Overflowing gutters can make storm damage worse.

Wind, rain and roofs in Chatham Waterfront

Chatham Waterfront is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the roof type helps narrow down where water may be getting in.

If you live near a park such as The Paddock, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For businesses in and around places such as Pentagon Shopping Centre, finding where water is getting in quickly keeps disruption down. Restoration House, about 0.8 miles west, is one of the historic houses in the wider area around Chatham Waterfront. On older roofs nearby, leaks frequently trace back to lead flashings, valleys and gutters.

How we price storm damage roof reports

Prices vary from roof to roof, and it comes down to:

  • Height and safe access
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

What to let us know when you get in touch

There’s no need for technical words. It is enough to let us know:

  • The address and postcode of the property
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is

Getting a price is simple: just phone 07833 053749 or use the contact form, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Chatham Waterfront, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. The damage is recorded with photographs, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. The findings are written up with photos for you to share with your insurer.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The work of a loss adjuster appointed by your insurer
  • What’s beneath slates, tiles or membranes
  • A price for the repairs

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.

What we look at

  • Flat roofs
  • Chimney stacks
  • Ridges and hips
  • Flashings
  • Slate and tile slopes
  • Gutters and fascias

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Roof by roof

Slate roofs

Broken slates and slates that have slid out of place are common after a storm. Each area is photographed and described.

Chimney stacks

Flashings around stacks can lift in strong winds. Loose flashings are recorded.
