About our thermal roof survey in Golden Pot
Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Common reasons to book are damp patches with no obvious cause and cold spots on ceilings under the roof, on flat roofs, ceilings below the roof and commercial roofs.
Villages like Golden Pot frequently stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Honest limits
A survey is a careful look at the roof, but it cannot do everything. Its limits include:
- A formal energy assessment
- Proving moisture from the images alone
- Structural calculations, which need a structural engineer

The survey, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two for most homes, plus time to check any thermal findings with moisture readings. Somewhere like Golden Pot needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Have keys ready for side gates, garages or roof access doors
- If the roof is shared, arrange access with whoever manages the building

Common questions in Golden Pot
Do you cover smaller places like Golden Pot?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is drone flying allowed in Golden Pot?
The answer turns on the exact location and the conditions on the day. Golden Pot is about 3 miles from Lasham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Which survey includes thermal imaging?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
How does a thermal imaging roof survey work?
The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Talk to us about the weather when booking
- Keep a record of when stains appear
- Do not switch the heating off ahead of the visit
- Keep dated photos of any marks on ceilings
You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
What happens if roof problems are left?
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. For older village homes like those around Golden Pot, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

DIY checks: what’s safe
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
