About our thermal roof survey in Tetsworth

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they do not. Where something can’t be confirmed, we say what would help next. If you’ve noticed missing or slipped insulation and damp that repairs haven’t cured, we can find out what’s behind it, on pitched roof slopes, insulated roof spaces and loft conversions alike.

Older buildings in small places like Tetsworth may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. For a village or hamlet like Tetsworth, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Show us where any leaks or stains appear
  • For flats, check roof access has been agreed
  • Make sure the loft hatch can be reached

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Practical tips

Small things make a difference. Our tips:

  • Keep dated photos of any marks on ceilings
  • File the images with your roof records
  • Check from the ground or a window, never by climbing
  • Ask us about the forecast if rain is expected

Once we have been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. Premium reports are sent the same day.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

What a survey costs

All our prices include VAT. What changes the price is:

  • Features like valleys, chimneys, dormers and parapets
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What to let us know when you get in touch

There’s no need for technical words. Just let us know:

  • What’s prompted the survey
  • Dates you are working to, such as exchange
  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just phone 07833 053749 or use the contact form and give us a few details about the property and we will recommend the right survey. The price is agreed up front.

Tetsworth questions

Is my home in Tetsworth listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Tetsworth?

Yes. Tetsworth is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

What will the report tell me?

A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Thermal roof surveys around Tetsworth

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Take a building like Tetsworth Primary School: a view from above covers a wide roof far faster than walking it. For an older house near a landmark such as Church of St Giles, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Historic houses such as Adwell House, about 1.4 miles south, show how far back building around Tetsworth goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A formal energy assessment
  • Whether the deck or roof structure is strong enough
  • Confirming water without moisture readings

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on any day of the week, which helps when tenants work during the week.
