Chimney survey in Apuldram: what you get

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. If you are worried about disused chimneys trapping moisture and spalled or crumbling bricks, we can find out what’s behind it, on chimney pots and cowls, lead flashings and chimney breasts alike.

Somewhere as small as Apuldram, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How we price chimney surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How many separate roofs there are, like extensions, dormers and garages
  • Basic, Standard or Premium
  • The shape of the roof and its details
  • The size of the roof

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Getting in touch

You don’t need to know any roofing terms. It is enough to let us know:

  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window

Booking is simple: just ring 07833 053749 or send us an email, let us know about the property and we will point you to the right survey. The price is agreed up front.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Checks on boilers, fires or their flues
  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

What we look at

  • Chimney pots and cowls
  • Flaunching
  • Shared and party-wall stacks
  • Lead flashings
  • Brick chimney stacks
  • Chimney breasts

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at most homes, and more on a big or complicated roof. Somewhere like Apuldram needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Note where any stains or damp appear
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make a note of anything you’d like us to look at

Your questions about chimney surveys in Apuldram

I let a flat near Chichester station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do roofs near the sea, like those around Apuldram, take more of a battering?

It can do. Apuldram is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover Apuldram for chimney surveys?

Yes. We carry out chimney surveys in Apuldram.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

What’s the best way to book?

To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What should I do with a chimney I don’t use?

A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which helps when tenants work during the week.

Any of our surveys can be booked by landlords, agents and building managers in Apuldram. For a price for a let property or a block, call 07833 053749 or use the contact form.

Why it is worth a survey now in Apuldram

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Older cottages and farmhouses around Apuldram can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Roofs, chimneys and gutters in Apuldram

Apuldram lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Goodwood House, about 4.4 miles north-east, is one of the historic houses in the wider area around Apuldram. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Chichester station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as The Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Fishbourne CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
