About our chimney survey in Wildhern

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you’re worried about flaunching that has broken away and damp on a chimney breast inside, a survey will tell you what’s going on, on shared and party-wall stacks, chimney breasts and flaunching alike.

Older buildings in small places like Wildhern may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Local roofs in Wildhern

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church like Christchurch are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Andover station, a dated record of the roof is useful when planning maintenance across a let.

Wildhern is about 3 miles north of Andover, in Hampshire. Surveys in Wildhern work the same way as everywhere we cover: a careful look at what can safely be seen, photos and a clear written report. Our Hampshire coverage includes Wildhern. Our Southampton page covers surveys nearby.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Rendered stacks

What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Check that disused chimneys can still breathe
  • Use a Gas Safe registered engineer for gas appliances
  • Find out whether changes to a stack need permission
  • Have brackets on the chimney checked

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Your questions about chimney surveys in Wildhern

Does a conservation area affect roof work in Wildhern?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Andover station?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or email us with the address and a few details, including who will give access on the day.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How do I book a survey in Wildhern?

To arrange a survey, ring 07833 053749 or email us and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

What we are asked to look at in Wildhern

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

People typically book a survey after spotting something like this:

  • Gaps where the stack meets the roof
  • Signs that a stack is leaning
  • Spalled or crumbling bricks
  • Disused chimneys trapping moisture

For site and facilities teams at buildings such as Hatherden Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a roof survey includes

What a chimney survey does not cover

To be straight with you, a roof survey has limits:

  • Conditions inside walls
  • Whether the flue is safe to use
  • Areas we cannot view from safe positions

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.

What we look at

  • Brick chimney stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks
  • Lead flashings
  • Flaunching

What we do, step by step

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most homes, a little longer where there are several stacks. Rural addresses near Wildhern can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.
