Anna Valley: your questions answered
Is Anna Valley within the area you cover?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Is drone flying allowed in Anna Valley?
It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.
How long is the visit?
Most surveys take about 1–2 hours for a house, and about three to four hours for a commercial roof. We’ll confirm the timing when booking.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Drone roof survey in Anna Valley: what you get
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. We check the airspace for your address before the visit. If a drone is not the right tool, we’ll say so. We survey large and complex roofs, flat roofs on upper floors and fragile roofs, and people most often book us about tired mortar and pots at the top of a stack and outlets choked with leaves and silt.
In a small place like Anna Valley, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips from our surveys
You do not need to be a roofer to help. What helps most:
- Check there’s room outside for the drone to take off
- Expect a little longer if permission is needed
- Allow for a change of day in poor weather
- Move stored items away from the hatch
You get an in-person consultation with the Premium Survey to talk through the photographs and findings. You can ask about anything that isn’t clear.
Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, so small faults are dealt with early.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Photos in conditions too poor to fly
- A structural engineer’s report
- A flight where airspace permission is refused
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.
What we check
- Flat roofs on upper floors
- Valleys and parapet gutters
- Chimney stacks
- Fragile roofs
- Large and complex roofs
- Tall and steep roofs
What a drone roof survey looks like in Anna Valley
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Anyone responsible for a site like Balksbury Junior School will know that a view from above covers a wide roof far faster than walking it.

How it works
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for most houses, and longer for a large or complex roof. Rural addresses near Anna Valley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, we check the address for flight restrictions.
- If permission is needed, we ask for it before the visit.
- We assess the wind, the weather and the surroundings before take-off.
- The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
- You receive a written report with photos and recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Let us know about parking near the property
- Agree roof access with the managing agent if it is shared

When to book a survey in Anna Valley
Large roofs take a long time to see on foot. A drone can photograph a large roof methodically, showing patterns of wear that are hard to spot up close. You see the whole roof, not just the parts near an access point.
We are often asked to look at:
- Blocked valleys and parapet gutters
- Slates or tiles shifted by high winds
- Vegetation in valleys and gutters
- Tired mortar and pots at the top of a stack
Take an older house close to Church of All Saints: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
Choosing a roof surveyor
- What’s outside the scope of the survey
- Will they check the loft as well as the outside?
- Whether VAT is in the quoted price
- Which parts of the roof they’ll actually see
What a survey costs
To price your survey, we check:
- If the survey needs thermal imaging or a drone
- Whether it is a home or a commercial building
- The size of the roof
- Which survey package you book
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
When you call or email, these details help:
- What made you get in touch
- The type of building and roof, such as pitched or flat
- The property’s address and postcode
- Whether there is a loft hatch, a shared roof or tricky access
Prices start from £400, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.

What we look for on each type of roof
Steep slate and tile slopes
Walking on fragile coverings can break them. A drone avoids that.
Valleys and parapet gutters
Some older terraces have a butterfly roof with a valley in the middle. It is almost impossible to see from ground level, but a drone shows it clearly.
