What we look for on each type of roof

Flat roofs on tall buildings

Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You can’t see it from the street at all, but a drone shows it clearly.

Drone roof survey in Ashampstead Green: what you get

From the air, the outer surfaces are clear, but it cannot see inside. We check the loft from inside where it’s safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. We survey large and complex roofs, valleys and parapet gutters and tall and steep roofs, and the problems we are asked to look at most are eroded pointing on a chimney stack and debris building up in hidden gutters.

Somewhere as small as Ashampstead Green, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Older roofs in small places like Ashampstead Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • If you are buying, check with the agent that we can get in
  • For flats, make sure roof access has been agreed

Drones, thermal imaging and Ashampstead Green roofs

Before any flight, we check the Drone Safety Map for airspace restrictions. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Basildon Park, about 2.9 miles east, is one of the historic houses in the wider area around Ashampstead Green. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager does not touch the roof itself.

Ashampstead Green is about 7 miles north-east of Thatcham, in Oxfordshire. Ashampstead Green is part of the area we cover across London and South East England. Our area takes in places right across Oxfordshire, large and small. You can also see our page for Reading.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Tell us about any leaks or concerns
  • Give us the full address so we can check the airspace
  • Be ready to move the date if the weather turns
  • Clear a spot on the drive or lawn

The Premium Survey includes an in-person consultation to go through what the drone showed. You can ask about anything that isn’t clear.

Check the loft now and then, with care and a good torch. The underside frequently shows problems before the outside does. Photograph anything new.

Ashampstead Green: your questions answered

How do I find out if my home in Ashampstead Green is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Ashampstead Green?

Yes, Ashampstead Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Can the drone do thermal imaging?

No, the drone survey is photographic. For thermal imaging, look at the Premium Survey or our thermal roof survey.

How do I book a survey in Ashampstead Green?

Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Signs you need a drone roof survey in Ashampstead Green

Chimney tops take the worst of the weather. Cracked flaunching, loose pots and eroded pointing are frequently invisible from below. A drone gets close enough to see them in detail.

Typical things we are asked to look at include:

  • Standing water on a flat roof
  • Tired mortar and pots at the top of a stack
  • Plant growth and moss on the roof
  • Coverings that have slipped high up on the roof

Take an older house close to Church of St Clement: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What a roof survey includes

Leave it or get it looked at?

On a tall building, problems are often found only when water comes in. By that stage the damage has spread inside. Looking from above picks up the early signs. Where a roof is exposed, as many are in small places like Ashampstead Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • A flight on a day when the weather isn’t safe
  • Roofs and gardens beyond the one we’re surveying
  • Flights in a restricted zone without permission

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.
