DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Drone roof survey in Cadnam

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or isn’t safe. The roof is photographed without being disturbed. Before the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we’ll say so. If you’re worried about outlets choked with leaves and silt and eroded pointing on a chimney stack, we can find out what’s behind it, on large and complex roofs, fragile roofs and tall and steep roofs alike.

Older buildings in small places like Cadnam may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at a house, including the airspace and weather checks before take-off. You are welcome to ask questions while we’re there. Older roofs in small places like Cadnam can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Photos in conditions too poor to fly

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What we check

  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors

What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • The height of the building and how the roof can safely be seen
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • The use of thermal imaging or a drone

All our prices include VAT. Prices start from £400, including VAT. We confirm the price for your survey before booking.

What to let us know when you contact us

If you can, have these to hand when you get in touch:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Anything about access we should know
  • Your timetable, such as an exchange date

Our price is from £400, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

When to book a survey in Cadnam

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. A drone shows them clearly from above.

Typical things we’re asked to look at include:

  • Coverings that have slipped high up on the roof
  • Outlets choked with leaves and silt
  • Storm damage on steep or tall roofs
  • Loose ridge and hip tiles

If yours is one of the older homes in the streets near Church of St Mary, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Their track record with similar roofs
  • What insurance they carry
  • What’s outside the scope of the survey

What a roof survey includes

Surveys for landlords and agents in Cadnam

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Flying and imaging in Cadnam

Cadnam lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. About 4.6 miles north-west lies Landford Manor, a reminder of how long the area around Cadnam has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Bartley Church of England Junior School, a view from above covers a wide roof far faster than walking it.

Cadnam is about 3 miles west of Totton, in Hampshire. Surveys in Cadnam work the same way as everywhere we cover: a careful inspection, photographs and a written report. We cover towns and villages across Hampshire. Southampton is in our area too.

FAQs for Cadnam

Can you fly a drone over a roof in Cadnam?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is Cadnam within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will explain what’s needed.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.
