Drone roof survey in Charlton: what you get

From the air, the outer surfaces are clear, but it can’t see under the coverings or into the loft. Where there is safe access, we look in the roof space too, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. If you are worried about slates or tiles shifted by high winds and hidden gutters full of leaves, a survey will tell you what’s going on.

Older buildings in small places like Charlton may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What we are asked to look at in Charlton

From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

It is worth booking a survey if you’ve seen:

  • Plant growth and moss on the roof
  • Blocked valleys and parapet gutters
  • Standing water on a flat roof
  • Coverings that have slipped high up on the roof

For hotels and guest houses around Charlton, a roof problem found early is far less disruptive than one found by a guest.

Questions to ask before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?
  • Which viewpoints they use to see the roof
  • What the survey will not cover

Your questions about drone roof surveys in Charlton

How do I find out if my home in Charlton is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Charlton within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll plan the survey around it.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Will the drone film my neighbours?

We point the camera at your roof only. Neighbouring homes and gardens are not the subject, and flights are kept short. A quick word with the neighbours is a good idea.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What affects the price in Charlton

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Building height and the viewpoints available
  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • Your timetable, like an exchange date
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Airspace, weather and Charlton roofs

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Every flight is checked against the Drone Safety Map first.

Anyone responsible for a site like Harrow Way Community School will know that thermal images can show where wet insulation sits under a big flat roof. If your home is one of the older ones in the streets near St Thomas, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. The survey typically takes an hour or two for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Charlton often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Unlock side gates and any roof access doors

How the survey changes by roof type

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area.
