Independent drone roof surveys in Foxcotte

What we are asked to look at in Foxcotte

Big commercial and industrial roofs cover a lot of ground. The drone covers the surface area by area. That gives a clearer picture of the roof as a whole.

People normally book a survey after spotting something like this:

  • Eroded pointing on a chimney stack
  • Storm damage on steep or tall roofs
  • Blistered or cracked flat roof coverings
  • Cracked slates and tiles out of sight from below

Take a building like Harrow Way Community School: thermal images can show where wet insulation sits under a big flat roof.

Before you book anyone

  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their drone registration, if they fly one
  • How long they’ve been surveying roofs

What to expect from a roof survey

Drone roof survey in Foxcotte: what you get

From the air, the outer surfaces are clear, but it cannot see under the coverings or into the loft. Where there’s safe access, we look in the roof space too, since that is where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. We survey large and complex roofs, chimney stacks and valleys and parapet gutters, and common reasons people get in touch are slipped or missing slates on a high roof and moss and weeds taking hold up top.

In a small place like Foxcotte, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Different roofs, different checks

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Steep slate and tile slopes

Widespread slipping on slate usually means nail fatigue. Close-up photos show how widespread it is.

Drone roof surveys around Foxcotte

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

If your home is one of the older ones in the streets near St Thomas, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

How we price drone roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • House, block, shop or office
  • Which survey package you book
  • The number of roofs, including extensions and garages

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

What a drone roof survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Flights in a restricted zone without permission
  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Flat roofs on upper floors
  • Tall and steep roofs
  • Fragile roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Large and complex roofs

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two at a house, including the airspace and weather checks before take-off. Somewhere like Foxcotte needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • If it isn’t your property yet, arrange access through the agent
  • Let us know about parking near the property

Getting a price

Our price is from £400, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

Advice

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Foxcotte: your questions answered

Is my home in Foxcotte listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is drone flying allowed in Foxcotte?

Typically it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How do I book a survey in Foxcotte?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

How much does a drone roof survey cost in Foxcotte?

Prices start from £400, including VAT. We confirm the price for your roof before you book. To get a price, ring 07833 053749 or send us an email.
