Gutter surveys near Frogham

Gutter survey in Frogham: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off, but they rarely get better. We are frequently asked to look into overflowing valley or parapet gutters and gutters overflowing in heavy rain, across parapet and box gutters, eaves gutters and valley gutters.

Somewhere as small as Frogham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

When to book a survey in Frogham

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Problems we come across frequently include:

  • Gutters that have fallen out of line
  • Leaking or loose downpipes
  • Valley or box gutters that overflow inside
  • Leaves and moss blocking gutters

If you live in an older home near Church of the Holy Ascension, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • What they will not be able to tell you
  • Whether VAT is added on top
  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below typically during the worst downpours. Having them checked before autumn and winter makes sense. Older and listed buildings around Frogham may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

How the survey changes by roof type

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Gutter surveys around Frogham

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Breamore House, about 4 miles north, show how far back building in the area around Frogham goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Hyde Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions from Frogham

Is Frogham in the area you cover?

Yes, Frogham is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Do you cover smaller places like Frogham?

Yes. Frogham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you take photos of the roof?

Yes. The report includes photos of what we found.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Frogham, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Advice

What we cannot see

It’s useful to know what a survey will not do before you book:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s behind fascias and inside walls
  • The inside of buried drains
