How a gutter survey works in Kingsdown

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed gutters that have fallen out of line and water backing up from a hidden gutter, we can find out what’s behind it, whatever the roof.

In a smaller place like Kingsdown, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof often fail before good slates or tiles do.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Tips that help

Here are a few things we’d tell any owner:

  • Look for new stains on ceilings below valleys after rain
  • Get the gutters cleaned out every year
  • Do not leave hidden gutters out of a clear-out
  • Have overhanging branches cut back

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

FAQs for Kingsdown

I let a flat near Walmer station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

Will you come out to Kingsdown?

Yes, Kingsdown is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

What’s in the report?

A written report with photographs, covering the condition of the gutter, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

What happens next?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

Roof by roof

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Confirming asbestos in older rainwater goods
  • Pipes below ground level
  • Gutters out of sight from every safe viewpoint

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours at most homes, and longer for a large or complex roof. A visit to a smaller place like Kingsdown is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed

Getting a price

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Advice

Why get it checked now?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. On a bungalow or cottage around Kingsdown, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.

What a gutter survey looks like in Kingsdown

Kingsdown lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

With Walmer Castle about 1 mile north, the area around Kingsdown has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you own a rental within reach of Walmer station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as St. John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
