Gutter surveys in Stanford

Why it is worth a survey now in Stanford

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below normally during the worst downpours. It is worth having these gutters looked at before the wetter months. For older village homes like those around Stanford, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Why us?

  • Clear package prices, inc. VAT
  • Satisfaction rate of 98%
  • Two decades and more of roof surveys
  • PI and public liability insurance

How a gutter survey works in Stanford

We survey gutters and rainwater systems in Stanford and right across London and South East England. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it is safe. Time on site typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’ve noticed downpipes that are split or coming away and blocked outlets and hoppers, we can find out what’s behind it.

Somewhere as small as Stanford, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Gutter surveys in Stanford: local notes

The coast is about 3 miles or less from Stanford, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Historic houses like Westenhanger Castle, about 0.6 miles south-west, show how far back building in the area around Stanford goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as All Saints Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Brockhill Park Performing Arts College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Landlord and commercial surveys in Stanford

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

What we cannot see

To be straight with you, a roof survey has limits:

  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from every safe viewpoint

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

What this survey covers

  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Downpipes

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Somewhere like Stanford needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we are looking at

Arrange a survey

Not sure which survey you need? It is easiest to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Advice

Your questions about gutter surveys in Stanford

Can a landlord with a rental near Westenhanger station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details.

Do you cover smaller places like Stanford?

Yes, Stanford is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How much time does the visit need?

It usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea as you book.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or email us.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.

Do you need a gutter survey in Stanford?

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

People usually book a survey after spotting one of these:

  • Gutters full of debris and silt
  • Gutters overflowing in heavy rain
  • Cracked or loose downpipes
  • Gutters that have fallen out of line

Homes near green spaces like Sandling Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
