Landlord roof surveys in Little Ilford: local notes

With Valentines Mansion about 1.5 miles north, Little Ilford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Little Ilford is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church like St Michael's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Manor Park station may find that the gap between tenancies is a good time to have the roof looked at.

Landlord roof survey in Little Ilford: what you get

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. Typical surveys look at mortar falling from ridges and verges and splits and blisters in flat roof coverings, on converted houses, blocks of flats and gutters and downpipes.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Little Ilford are no exception. Shared chimney stacks and the lead around them are just as important to check.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we cannot see

A survey is a proper look at the let or shared roof, but it can’t do everything. Its limits include:

  • Areas behind locked flats or blocked hatches
  • Who pays under the lease (that is a legal question)
  • A full building survey of every part of the property

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

What we look at

  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Blocks of flats

What we are asked to look at in Little Ilford

Tenants and leaseholders rarely look at the roof. Defects up on the roof can go unreported for a long time particularly where the roof can’t be seen from the street.

Most people get in touch when they’ve noticed one of these:

  • Cracked or leaning shared chimneys
  • Gaps where tiles or slates have slipped
  • Choked outlets and gutters
  • Leaks into upper flats

Take a building like Sir John Heron Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking any roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the roof space is looked at, where there is one
  • Their track record with similar roofs

What’s in a roof survey

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form.

How we price landlord roof surveys

A few things affect what a survey costs:

  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • The reason for the survey, like buying, a leak or storm damage

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Your questions about landlord roof surveys in Little Ilford

Does a conservation area affect roof work in Little Ilford?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Manor Park station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building.

How long will you be at the property?

Most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. We’ll confirm the timing when booking.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for a house, and longer for a block or a building with several roofs. In Little Ilford, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you in advance.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Let us know about parking before the day
  • Keep pets in another room
  • Make sure the loft hatch can be reached
