New roof snagging in South Park
Our report records what we see with photos and plain descriptions. If there is a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. We survey loft conversions and dormers, replacement roofs and new-build homes, and the problems we’re asked to look at most are ridge and hip tiles not properly fixed and flashings not properly dressed or fixed.
In a smaller place like South Park, some houses face open ground, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What new roof snagging looks like in South Park
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
Landlords with a home close to Reigate station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Common roof problems in South Park
Many people book because something doesn’t look right. Others want an independent check as a matter of course before signing off the job.
Most people get in touch when they’ve noticed one of these:
- Verge tiles or slates not secured
- Cracked or slipped new tiles or slates
- Gaps at new flashings
- Missing or blocked roof ventilation
If yours is one of the older homes in the streets near St Luke's, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before booking anyone
- Their track record with similar roofs
- Which limits apply to the survey
- Whether you can ask questions once you have the report
- Will they check the loft as well as the outside?
What new roof snagging does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Pricing the remedial work
- A promise that the roof won’t leak
- Legal advice on your contract
If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What our survey covers.
Roofs we survey in South Park
- Replacement roofs
- New-build homes
- Flashings and valleys
- Ridges and verges
- Loft conversions and dormers
- New flat roofs
Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Parking around South Park is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We ask what work was done and when it was finished.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- We look in the roof space, where there’s safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.
How to prepare
- Show us where any leaks or stains appear
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check before your warranty period ends
- Tell your roofer the work will be inspected
- Check that gutters weren’t left full of offcuts
- Check lower roofs and walls after scaffolding comes down
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.
South Park: your questions answered
Is South Park within the area you cover?
Yes, South Park is on our map. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in South Park is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
How do I book a survey in South Park?
Just phone 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Will you check every nail and clip?
No, we report on what’s visible. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.

Prices for new roof snagging in South Park
Prices always include VAT. What changes the price is:
- The number of roofs, including extensions and garages
- The roof’s overall size
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
