Pre-purchase roof surveys in Shadwell

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. In Shadwell, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Advice

About our pre-purchase roof survey in Shadwell

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. We survey flat-roofed extensions and dormers, clay and concrete tiles and the roof space, and the problems we are asked to look at most are damp timbers or stains in the loft and slipped or missing slates and tiles.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Shadwell or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a pre-purchase roof survey in Shadwell

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

Look out for signs like these:

  • Gutters that overflow or drip at the joints
  • Quick fixes on flashings and valleys
  • Standing water on a flat extension roof
  • Flashings that have lifted or split

If you own one of the older houses in the streets near St Paul's Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How much experience they have with roofs like yours

What to expect from a roof survey

Roof by roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

Chimney stacks

Our chimney check is a visual one, and it isn’t a flue or gas safety check. If a flue needs testing, we will suggest who to ask.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Pre-purchase roof surveys around Shadwell

The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 2 miles from Shadwell. If the drone is used for your survey, we check whether the address falls inside it before flying. Historic houses such as Mansion House, about 1.9 miles west, show how far back building in the area around Shadwell goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Controlled parking zones are common in London, so mention any permit rules for Shadwell. For landlords with property near Wapping station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Tips that help

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Notice patches of new decoration in top-floor rooms
  • Pass the findings to your conveyancer
  • Request records of any re-roofing
  • Ask when the roof was last worked on

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

Common questions in Shadwell

Does a conservation area affect roof work in Shadwell?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you fly a drone over a roof in Shadwell?

The answer turns on the exact location and the conditions on the day. Shadwell is about 1 mile from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 2 miles from Shadwell. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in high wind or heavy rain.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How do I arrange a pre-purchase roof survey in Shadwell?

The quickest way is to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

Do you go up on the roof?

Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where it applies.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Do you cover Shadwell?

Yes. We survey roofs across London and South East England, Shadwell included.
