Storm damage roof report in Acton Vale

Our storm damage report gives you an independent, written record of how a storm has affected your roof. It sets out what is damaged, with photographs, and what we think the likely cause is. You can then give it to your insurer with your claim. Insurers decide claims on their own policy wording. We aren’t loss adjusters and can’t say whether a claim will be paid. Typical surveys look at water coming in after the storm and holes or cracks caused by debris, on ridges and hips, gutters and fascias and flat roofs.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Acton Vale, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Questions from Acton Vale

How do I find out if my home in Acton Vale is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Acton Vale?

Yes, Acton Vale is one of the places we work. The survey and report are the same in Acton Vale as anywhere else.

Will my insurer pay for an old roof?

Most policies don’t cover wear and tear. We note both storm damage and older defects, so it’s clear what we found. Your insurer decides how its policy applies.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Who handles emergency protection after a storm?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. Our report then records the roof.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The work of a loss adjuster appointed by your insurer
  • A price for the repairs
  • Damage hidden under coverings or inside the structure, without opening up

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Storm damage roof reports in Acton Vale: local notes

With Emery Walker's House about 1.2 miles south, Acton Vale sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you live in an older home near St Saviour's Centre for the Deaf, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you live near a park such as Wormholt Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Anyone responsible for a site like Wendell Park Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look at what your policy says about wear and tear
  • Arrange temporary cover with a roofer if rain is getting in
  • Take photos from the ground or a window, never by climbing
  • Hold on to fallen pieces of the roof where you can

Your insurer may send a loss adjuster to look at the damage. You’ll have your own independent record to refer to.

Keep the roof in good order between storms. Have loose slates, tiles and flashings seen to promptly.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages

For a price for your roof in Acton Vale, ring 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

When you call or email, these details help:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window
  • Any deadline, like an exchange date
  • What made you get in touch

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

What happens if roof problems are left?

Your policy may say how quickly you need to report damage. Check the wording and tell your insurer as soon as you can. An independent report can follow. In Acton Vale, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at a house, and longer if the damage is spread across a large roof. In Acton Vale, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Before we arrive

  • Jot down any questions you want answered
  • Keep pets inside or away from the areas we’re looking at
  • Point out any leaks or damp patches
