Thermal roof survey in Brondesbury Park: what you get
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. Typical surveys look at cold spots on ceilings under the roof and gaps in loft insulation, on ceilings below the roof, loft conversions and insulated roof spaces.
London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Brondesbury Park, the address is checked against all of them, and permission is never taken for granted.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the price in Brondesbury Park
The price reflects the time and kit the roof needs. That comes down to:
- Features like valleys, chimneys, dormers and parapets
- The type of building, from a house to a block or an office
- The roof’s overall size
- Basic, Standard or Premium
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to tell us:
- What’s prompted the survey
- Any marks or damp showing indoors
- When you need the report by
- How the loft is reached, if there is one
When you’re ready to go ahead, call 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.
What we do, step by step
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Surveys in Brondesbury Park can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before the survey
- For flats, make sure roof access has been agreed
- Have any paperwork from past roof work to hand
- Check the loft hatch can be reached

Advice
What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Clear results when the conditions on the day are poor
- A structural engineer’s assessment
- A formal energy assessment
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
What we look at
- Insulated roof spaces
- Pitched roof slopes
- Loft conversions
- Ceilings below the roof
- Commercial roofs
- Flat roofs
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Keep outlets and gutters clear to stop water sitting
- Remember the conditions on the day affect the results
- Do not switch the heating off ahead of the visit
- Keep a record of when stains appear
After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Brondesbury Park questions
Will parking be an issue for a roof survey in Brondesbury Park?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Is my home in Brondesbury Park listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is thermal imaging useful on pitched roofs?
It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
Can you survey at the weekend?
Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or drop us an email.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How quickly is the report sent?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Why get it checked now?
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.

Drones, thermal imaging and Brondesbury Park roofs
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Brondesbury Park is one of them, bay roofs, hips and later dormers each have their own details. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For hotels and guest houses around Brondesbury Park, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition. Parking in Brondesbury Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. Historic houses such as Northolt Manor, about 2.9 miles west, show how far back building around Brondesbury Park goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.
