Common questions in Kensal Rise

Is my home in Kensal Rise listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can parking be tricky for a visit in Kensal Rise?

Parking in Kensal Rise, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

How long is the visit?

Expect it to take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. You’ll then get the report by email.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are usually harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

Thermal roof surveys for homes and businesses in Kensal Rise

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you’re worried about moisture around outlets and upstands and water getting in at parapets and stacks, a survey will tell you what’s going on.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Kensal Rise, the address is checked against all of them, and permission is never taken for granted.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How we price thermal roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • Building height and the viewpoints available
  • Which survey package you book
  • The size of the roof

Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Helping us price your survey

A little information up front helps. It’s useful to include:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Your timetable, such as an exchange date
  • The property’s address and postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes about one to two hours for a house, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the building owner or managing agent

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Advice

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment
  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes

Why get it checked now?

A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. In Kensal Rise, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the exact price before booking.

Different roofs, different checks

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there’s safe access.

Landlords, agents and block managers in Kensal Rise

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Thermal roof surveys around Kensal Rise

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. There are several hotels within about a mile and a half of Kensal Rise, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Anyone responsible for a site like Ark Franklin Primary Academy will know that thermal images can show where wet insulation sits under a big flat roof. Historic houses like Winfield House, about 2.2 miles east, show how far back building around Kensal Rise goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. If you live in an older home near Church of St John the Evangelist, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
