Drone roof surveys for homes and businesses in Binsey

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. We’re often asked to look into ridge pieces that have lifted and ponding and splits on a high flat roof, across chimney stacks, valleys and parapet gutters and large and complex roofs.

In a small place like Binsey, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Allow for a change of day in poor weather
  • Book early if you’re near an airport
  • Move stored items away from the hatch
  • Tell next door if the drone will be near their property

We email the report to you, including the close-up photos taken by the drone. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Look at the roof from ground level after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Do you need a drone roof survey in Binsey?

Not every roof can take a person’s weight. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. With a drone, the roof is photographed without anyone stepping on it.

Typical things we’re asked to look at include:

  • Loose ridge and hip tiles
  • Storm damage on steep or tall roofs
  • Blocked valleys and parapet gutters
  • Plant growth and moss on the roof

The streets around a church like Church of St Margaret are often among the oldest in a place, and if yours is one of the older homes nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

Before booking anyone

  • How soon the report will arrive

What a good roof survey covers

Airspace, weather and Binsey roofs

Every flight is checked against the Drone Safety Map first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Take a building like Botley School: a drone or thermal camera can show a large roof in a single visit. Holywell Manor, about 2.2 miles south-east, is one of the historic houses in the wider area around Binsey. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Common questions in Binsey

Are there drone restrictions around Binsey?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Binsey listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Why get it checked now?

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It helps when you plan ahead. Older and listed buildings around Binsey may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report isn’t charged as an extra. Drone roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for a house, and longer for a large or complex roof. In a hamlet or village like Binsey, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it ahead of the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photos and our recommendations.

Preparing for the visit
