Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Tell next door if the drone will be near their property
  • Allow for a change of day in poor weather
  • Keep dogs indoors during the visit
  • Keep a clear space in the garden or drive for take-off

If you need work done, roofers can work from the photos. They’ll see exactly where each defect is.

Do not block the vents at the eaves. Poor airflow lets condensation build up. Keep insulation clear of the eaves.

Drone roof survey in Chalton

The weather decides whether a drone can fly. Strong wind or a downpour rules out a flight, because the drone has to stay safely under control. If the weather turns, we will agree another day. We check the forecast ahead of the visit and again on site. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. If you’ve noticed ridge pieces that have lifted and eroded pointing on a chimney stack, a survey will tell you what’s going on.

Some older homes in villages like Chalton are listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes between one and two hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Chalton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Do you need a drone roof survey in Chalton?

Large roofs take a long time to see on foot. The drone covers the surface area by area. You see the whole roof, not just the parts near an access point.

Signs worth acting on include:

  • Damage after a storm that can’t be seen from below
  • Loose ridge and hip tiles
  • Ponding and splits on a high flat roof
  • Vegetation in valleys and gutters

Take an older house close to Church of St Michael: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Questions to ask before you book

  • Will the report include photos?
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is added on top
  • Whether the inside of the roof is included

What a good roof survey covers

Your questions about drone roof surveys in Chalton

Will you come out to Chalton?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Chalton?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What happens if the weather is bad?

We do not fly in high wind or heavy rain. Whether we can fly depends on the conditions on the day. If we can’t fly, we will arrange another day.

What this survey can’t tell you

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Flights in a restricted zone without permission
  • Flights in high wind or heavy rain
  • Anything inside the loft or under the coverings

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.

What we check

  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Large and complex roofs
  • Chimney stacks

Drone roof surveys in Chalton: local notes

Historic houses such as Uppark, about 3.2 miles east, show how far back building in the area around Chalton goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

How we price drone roof surveys

All our prices include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • Height and safe access

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
