Gutter survey in Colwell

We carry out gutter surveys in Colwell as part of our cover across London and South East England. On the day, we inspect what can safely be seen from the ground, windows, the loft space and the roof where it’s safe. Time on site typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Common reasons to book are valley or box gutters that overflow inside and blocked outlets and hoppers, across outlets and hoppers, parapet and box gutters and downpipes.

In a village or hamlet like Colwell, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Ask for valleys and parapet gutters to be cleared too
  • Get trees that overhang the gutters trimmed
  • Check for spilling water in a downpour
  • Don’t climb a ladder to look in the gutters

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

Common questions in Colwell

Does being near the coast affect roofs in Colwell?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Can a landlord with a rental near Lymington Pier station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Do you cover Colwell for gutter surveys?

Yes. We survey roofs in Colwell and the rest of the Isle of Wight. For a price, call 07833 053749 or use the contact form.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or send us an email.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings
  • Height and safe access
  • The number of roofs, including extensions and garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to tell us when you contact us

There is no need for technical words. It’s enough to let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • What made you get in touch
  • The address and postcode of the property

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

Local roofs in Colwell

Colwell lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. A number of the island’s villages keep thatched roofs on older buildings, and the whole island is open to sea air and wind. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like All Saints Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Lymington Pier station, the gap between tenancies is a good time to have the roof looked at.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Surveys for landlords and agents in Colwell

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Freeholders and residents’ companies use a roof report to plan and budget.

What we look for on each type of roof

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

What happens on the day

After the inspection, everything we found is written up as a written report with photos. On timing, it typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Colwell, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with the building owner or managing agent
  • If you’re buying, check with the agent that we can get in

How to book
