Gutter survey in Freshwater, Isle of Wight
Gutter surveys across Freshwater, with over 20 years’ experience behind it. You get a clear report with photographs.
- Leaves and moss blocking gutters
- Soffits marked by water
- Overflowing valley or parapet gutters
Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Do not climb a ladder to look in the gutters
- Keep climbers away from the eaves
- Look for new stains on ceilings below valleys after rain
- Watch for green marks down the brickwork
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.
About our gutter survey in Freshwater
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey downpipes, outlets and hoppers and fascias and soffits, and common reasons people get in touch are overflowing eaves gutters and soffits marked by water.
Around Freshwater, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we look for on each type of roof
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
How we price gutter surveys
A few things affect what a survey costs:
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
To price your survey accurately, we will ask about:
- Where water is showing inside, if it is
- Any deadline, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Freshwater, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before the survey
- If it is not your property yet, arrange access through the agent
- Dig out any old roof reports or invoices
- Tell us about any leaks, stains or damp patches you know of
How to book
Not sure which survey you need? It is easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
Advice
Gutter surveys around Freshwater
The coast is about 1 mile or less from Freshwater, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as All Saints Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. With Mottistone Manor about 4.6 miles south-east, the area around Freshwater has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
Freshwater is about 5 miles south of Lymington, in the Isle of Wight. Roofs in Freshwater get the same thorough look as anywhere else in the Isle of Wight. Across the Isle of Wight, we cover Freshwater and the places around it. Southampton is in our area too.
Gutter surveys in PO40 are booked the same way as anywhere else. Local streets include Dall Square, High Street and The Square, all of which we cover. Other places close to Freshwater include Easton (1 mile south-east), Colwell (1 mile north-west), Norton Green (1 mile north), Afton (1 mile south-east) and Totland (1 mile west). Within a short drive, we also cover Newport (10 miles east), Cowes (11 miles north-east), Shanklin (15 miles east), Ventnor (15 miles south-east), East Cowes (12 miles north-east) and Barton (10 miles east). For harder-to-reach addresses, the survey takes a little more planning, so let us know when you contact us.
Around Freshwater
Typical jobs here are in homes near The Red Lion pub and the streets around them. A little further out are Yarmouth Castle (1.9 miles north-east) and Ferguson Family Museum (0.7 miles north-east). Open spaces near Freshwater include Lymington and Keyhaven Marshes Nature Reserve and Afton Down.
Why get it checked now?
It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In an older home around Freshwater, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Surveys for landlords and agents in Freshwater
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Freshwater: your questions answered
Do you cover smaller places like Freshwater?
Yes, Freshwater is on our map. Villages and rural addresses get the same survey as a town house.
Does being near the coast affect roofs in Freshwater?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.
Does the season matter for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.
Will you look at parapet and box gutters as well?
Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it is safe and a drone where it applies.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
