Tips from our surveys

Over many surveys, some simple habits stand out:

  • Book gutter clearing once a year, more often near trees
  • Watch the gutters during heavy rain
  • Look for green streaks or damp patches on walls
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

How a gutter survey works in Langley Green

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We survey valley gutters, eaves gutters and fascias and soffits, and common reasons people get in touch are downpipes that are split or coming away and joints that drip after rain.

In a smaller place like Langley Green, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof often fail before good slates or tiles do.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Questions from Langley Green

Is my home in Langley Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Crawley station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

How long does a gutter survey take?

A visit usually takes between one and two hours at a typical home, and longer for a large or complex roof. We will give you an idea as you book.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Surveys for landlords and agents in Langley Green

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for most houses, and longer for a large or complex roof. A visit to Langley Green is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

Advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

What we can’t see

Before booking, it is worth knowing what a survey won’t do:

  • Damage hidden inside walls or behind boards
  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

Local roofs in Langley Green

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Crawley station, the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for example near County Mall, a roof report helps plan work around trading rather than after a leak. If you live near a park like Grattons Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What we look for on each type of roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We look at what’s visible and note what isn’t.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.
