Gutter surveys for homes and businesses in Sibford Gower

A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey downpipes, parapet and box gutters and fascias and soffits, and the problems we are asked to look at most are downpipes that are split or coming away and gutters that have fallen out of line.

Older buildings in small places like Sibford Gower may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in Sibford Gower

Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.

A survey can pick up problems such as:

  • Overflowing valley or parapet gutters
  • Brackets that have dropped or snapped
  • Blocked outlets and hoppers
  • Gutters overflowing in heavy rain

Anyone responsible for a site like Sibford Gower Endowed Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Which parts of the roof they’ll actually see
  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?
  • What experience they bring

What to expect from a roof survey

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Fascias and soffits

Tips that help

These tips come from what we see on roofs every week:

  • Make sure downpipe clips are holding
  • Get the gutters cleaned out every year
  • Have overhanging branches cut back
  • Don’t climb a ladder to look in the gutters

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can be seen safely

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What to let us know when you get in touch

There’s no need for technical words. It is enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • The property’s address and postcode
  • Anything about access we should know

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Sibford Gower can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Find any records of previous roof work
  • If you’re buying, check with the agent that we can get in

Advice

FAQs for Sibford Gower

How do I find out if my home in Sibford Gower is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Sibford Gower in the area you cover?

Yes, Sibford Gower is one of the places we work. The survey and report are the same in Sibford Gower as anywhere else.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What do I do with the report?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

Local roofs in Sibford Gower

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Broughton Castle, about 4 miles east, show how far back building in the area around Sibford Gower goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

The streets around a church such as Church of Holy Trinity are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
