Landlord roof surveys near Knightsbridge

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Make leak reporting easy for tenants
  • Survey the roof on a regular cycle
  • Act on high-priority defects quickly
  • Arrange flat access in advance

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Landlord roof survey in Knightsbridge: what you get

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. Common reasons to book are leaks into upper flats and standing water on a flat roof, on shared roofs, gutters and downpipes and rented houses.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Knightsbridge as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes an hour or two for a house, and longer for a block or a building with several roofs. Surveys in Knightsbridge can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you in advance.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it is shared
  • Leave a clear route to the loft

Booking a survey

A quick phone call is usually the easiest start: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Knightsbridge homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Knightsbridge is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Apsley House, about 0.5 miles east, show how far back building in the area around Knightsbridge goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

The streets around a church such as Deutsche Evangelische Christuskirche are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a shop, office or commercial unit, for example near Harrods, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Knightsbridge: your questions answered

Will parking be an issue for a roof survey in Knightsbridge?

Parking in Knightsbridge, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

I let a flat near London Victoria station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

How much does a landlord roof survey cost in Knightsbridge?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What we cannot see

To be straight with you, a roof survey has limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Structural calculations or an engineer’s report
  • Confirming asbestos in older roof materials

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Rented houses
  • Blocks of flats
  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses

Why it is worth a survey now in Knightsbridge

A dated condition report is useful for the building’s records. Surveying again later shows what has changed, which suits a rolling maintenance plan. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Common roof problems in Knightsbridge

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

People typically book a survey when they’ve noticed something like this:

  • Damp or stains in top-floor flats
  • Splits and blisters in flat roof coverings
  • Missing or loose roof coverings
  • Gutters overflowing onto walls

If you live near a park like Royal Parks of London, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Before booking anyone
