Pre-purchase roof surveys for homes and businesses in North Sheen

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. Typical surveys look at blistered or split felt on a flat roof and sagging ridge lines or uneven roof slopes, across the roof space, lead flashings and valleys and gutters and downpipes.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in North Sheen might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Asbestos testing of any kind
  • Whether the price should change, which is between you and the seller
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

North Sheen homes and their roofs

Kew Palace, about 1 mile north-west, is one of the historic houses in the wider area around North Sheen. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

As a London address, North Sheen can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If your home is one of the older ones in the streets near The Barn Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Kew Gardens station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Why it is worth a survey now in North Sheen

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Questions from North Sheen

Can parking be tricky for a visit in North Sheen?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is my home in North Sheen listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or use the contact form.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It is not a replacement for a RICS survey.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.

Surveys for landlords and agents in North Sheen

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in North Sheen runs like any other.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • If you are buying, check with the agent that we can get in
  • Leave side gates unlocked
