Thermal roof survey in Downton: what you get
What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We survey commercial roofs, ceilings below the roof and loft conversions, and common reasons people get in touch are stains that keep coming back and leaks far from where the stain appears.
Somewhere as small as Downton, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Somewhere like Downton needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before the survey
- Have any questions written down, so nothing gets missed
- If you are buying, let the agent know when we are coming
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

How the survey changes by roof type
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, when the conditions allow.
GRP fibreglass roofs
Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
Airspace, weather and Downton roofs
Downton lies within about 1 mile of the sea. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. With Highcliffe Castle about 4.2 miles west, Downton sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Hordle CofE (VA) Primary School will know that thermal images can show where wet insulation sits under a big flat roof. If yours is one of the older homes in the streets near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Leave it or get it looked at?
A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Older and listed buildings around Downton may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Questions from Downton
Does a conservation area affect roof work in Downton?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Downton?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see each point for yourself.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
