Thermal roof survey in North Moreton: what you get
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We survey ceilings below the roof, flat roofs and loft conversions, and common reasons people get in touch are areas losing heat at the eaves and junctions and damp around chimneys and parapets.
Older buildings in small places like North Moreton may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
After the visit, you get a written report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens if roof problems are left?
Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. In a small place like North Moreton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Flying and imaging in North Moreton
With Brightwell Manor about 1.2 miles north-east, North Moreton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building such as South Moreton Primary School, a view from above covers a wide roof far faster than walking it.

When to book a survey in North Moreton
After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.
We are frequently asked to look at:
- Water getting in at parapets and stacks
- Wet areas near outlets and upstands
- Leaks far from where the stain appears
- Patches of heat loss across the roof
Take an older house close to Church of All Saints: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.

FAQs for North Moreton
Do you cover smaller places like North Moreton?
Yes, North Moreton is on our map. A small place gets exactly the same survey as a big one.
Do you cover North Moreton?
Yes, North Moreton is one of the places we work. The survey and report are the same in North Moreton as anywhere else.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Does the weather affect a thermal survey?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
What can thermal imaging tell me about my roof?
It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
Can a thermal camera see water?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
How we price thermal roof surveys
Prices vary from roof to roof, for these reasons:
- The shape of the roof and its details
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
Helping us price your survey
To price your survey accurately, we will ask about:
- Your timetable, such as an exchange date
- Whether there’s a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- The address and postcode of the property
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.
What we look for on each type of roof
Parapets, valleys and junctions
When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It typically takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around North Moreton can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photos and our recommendations.
Before we arrive
- If you are buying, let the agent know when we’re coming
- Let us know about parking near the property

Useful tips for North Moreton property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Take photos of stains as they appear, so we can compare
- Check from the ground or a window, never by climbing
- File the images with your roof records
- Note where damp appears and after what weather
If the images suggest moisture that can’t be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
