Drone roof survey in Cholsey: what you get

A drone can see more than your roof, so we take care. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. If you’ve noticed flat roofs on upper floors that hold water and plant growth and moss on the roof, we can find out what’s behind it, whatever the roof.

Around Cholsey, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Surveys for landlords and agents in Cholsey

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Being in a smaller place like Cholsey doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Check we can get to the back of the property
  • For flats, check roof access has been agreed

Cholsey questions

Will you come out to Cholsey?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can you fly a drone over a roof in Cholsey?

Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Tell us about any leaks or concerns
  • Expect a little longer if permission is needed
  • Be ready to move the date if the weather turns
  • Let us know the exact address when booking

The Premium Survey includes an in-person consultation to talk through the photos and findings. It’s a chance to ask about anything in the report.

Don’t block the vents at the eaves. Poor airflow lets condensation build up, and it is something only an inside check will show. Make sure insulation doesn’t block the airflow.

Drone roof surveys in Cholsey: local notes

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Historic houses such as Brightwell Manor, about 2.9 miles north, show how far back building around Cholsey goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. For site and facilities teams at buildings such as Cholsey Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Different roofs, different checks

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

What affects the cost of drone roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The shape of the roof and its details
  • House, block, shop or office
  • Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages

Every price we give includes VAT. Our price is from £400, including VAT. We confirm the price for your survey before booking.

Getting in touch

A little information up front helps. It helps to include:

  • The kind of building and roof involved
  • What made you get in touch
  • How the loft is reached, if there is one
  • The property’s address and postcode

We confirm the exact price before booking, so you know the cost up front. Prices start from £400, including VAT. To book, ring 07833 053749 or email us.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Close-up photos of next door’s property
  • Flying in a flight restriction zone without the airport’s permission
  • A flight on a day when the weather isn’t safe

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.
