Roof surveys in Guildford

We survey roofs across Guildford and the surrounding part of Surrey, for buyers, homeowners, landlords and businesses. Guildford has an old centre, large Victorian and Edwardian houses, interwar suburbs and newer estates, so we see everything from old clay tile and lead to modern flat roof membranes. Our roof survey covers coverings, ridges, valleys, flashings, chimneys, gutters and the roof space where there is safe access.

If you’re buying, a pre-purchase roof survey gives you a closer look at the roof than a general home survey. If a roof is tall or steep, our drone roof survey can get close-up photographs without anyone climbing it.

Old centre, Surrey tiles and big Victorian houses

Guildford’s High Street is one of the best-known historic streets in the South East: cobbled, lined with buildings of many periods, and home to the Guildhall and its famous clock of 1683. Older buildings in and around the centre have clay tile, slate and lead roofs, with parapets, hidden gutters, dormers and chimney stacks that need a close look. Many are listed or in conservation areas.

Across Surrey, older houses often have handmade clay tiles and tile-hanging on upper walls, and these age in their own way: tiles crack and slip, and the pegs or nails holding them fail. Guildford also has large Victorian and Edwardian houses with steep roofs, gables and tall chimneys, interwar semis, and post-war and newer estates with concrete tiles and flat-roofed garages and extensions. Our guide to clay tiles and tile-hanging explains the common faults.

Conservation areas, trees and drone checks

Guildford has a number of conservation areas, including the town centre, and many listed buildings. Changes affecting a listed building need listed building consent, and re-roofing in a different material in a conservation area may need permission; check with Guildford Borough Council before work is planned. Many streets are leafy, and gutters and valleys fill with leaves each autumn, which can lead to overflowing gutters and damp walls. Our gutter survey looks at gutters, valleys, outlets and downpipes.

We fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID), and we check the Drone Safety Map for restrictions around airfields before every flight. Wind and rain on the day decide whether a flight is safe.

Large Surrey houses often have several roof slopes, valleys, dormers and chimneys, and some are too tall or steep to see properly from the ground. A drone can photograph valleys, ridges and chimney tops close up without anyone climbing, and our chimney survey looks at stacks, pots, flaunching and flashings in detail.

Offices, shops and blocks of flats

Guildford’s offices, shops, student housing and blocks of flats often have flat roofs, with membranes, upstands, outlets and rooflights that need regular checks. Our flat roof survey looks for ponding, blistering, splits and failed details.

Landlords, letting agents and residents’ management companies use our landlord roof survey to get a clear written record of a shared roof and plan maintenance with everyone working from the same facts. For larger or more complicated roofs, a Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis, with a same-day report and an in-person consultation.

How it works

  1. Get in touch. Call 07833 053749 or email us with the address, the type of roof and what you’re worried about.
  2. Choose a survey. We’ll suggest the Basic, Standard or Premium Survey to suit the roof, with the price including VAT.
  3. The visit. We inspect what can be seen safely: from the ground and vantage points, inside the roof space, and by drone where applicable.
  4. Your report. A written report with photographs and recommendations: within 48 hours for Basic, 24–48 hours for Standard, same day for Premium.
  5. Next steps. Use the report to brief roofers, ask the seller questions or plan maintenance.

Questions from Guildford

Can you survey a listed building near Guildford High Street?

Yes. We inspect what can be seen safely and report the condition. Any work to a listed building may need listed building consent, so check with the council.

Do you survey old clay tile roofs?

Yes. We look for cracked and slipped tiles, failed fixings, worn ridges and problems at valleys and flashings.

Can you use a drone in Guildford?

Usually, where it is safe and allowed. We check the Drone Safety Map first, and wind or rain can stop a flight.

Do you cover villages around Guildford?

Yes. We survey roofs across Surrey, including the villages around Guildford.

Is your survey a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 survey and not a structural engineer’s report.

How quickly do I get the report?

Within 48 hours for a Basic Survey, 24–48 hours for a Standard Survey and the same day for a Premium Survey.

How much does a roof survey cost?

Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Larger commercial roofs are quoted.

How long does a survey take?

Usually about 1–2 hours for a house and about 3–4 hours for a commercial roof. Larger or more complex roofs take longer.
