Roof surveys in Milton Keynes

Roof surveys in Milton Keynes

We survey roofs across Milton Keynes, for buyers, homeowners, landlords and businesses. The city has roofs of almost every age, from older town centres to estates built in the 1970s and homes finished last year, so the right questions vary from house to house. Our roof survey looks at the coverings, ridges, valleys, flashings, gutters and the roof space where there is safe access.

If you’re buying, book a pre-purchase roof survey after your offer is accepted, so there is time to raise what we find. If you’ve just had a new roof or bought a new-build, our new roof snagging service checks for snags before final payment or before the defects period ends.

A planned new town built in stages

Milton Keynes was designated a new town in 1967 and gained city status in 2022. It took in existing towns such as Bletchley, Wolverton, Stony Stratford and Newport Pagnell, where you’ll find Victorian terraces and older buildings with slate and clay tile roofs, chimney stacks and rear additions. Around them, the new city was built in stages, estate by estate, within its grid of roads.

Many of the early estates from the 1970s and 1980s were built with concrete interlocking tiles, low-pitched roofs, and flat roofs on garages, porches and in some cases whole terraces. Flat roofs and low pitches need good detailing to stay watertight, and felt flat roofs often last around 15–20 years before they need replacing. Later estates and the newest areas mostly have pitched tiled roofs, but newer doesn’t always mean better built. Our concrete tile roofs and flat roof problems guides explain the faults we see.

Older town centres, open ground and drone checks

The older towns within Milton Keynes include conservation areas and listed buildings. If your home is in one, re-roofing in a different material may need permission, and changes to a listed building need listed building consent; check with Milton Keynes City Council first.

Trees along the parkland and grid roads drop leaves into gutters. When a drone is useful, we fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID) and check the Drone Safety Map for restrictions around airfields before every flight. The weather on the day decides whether a flight goes ahead. Our drone roof survey page explains more.

If your home has a low-pitched or flat roof, our thermal roof survey can sometimes show patterns that point to trapped moisture or missing insulation. It works best after a sunny day, with a dry roof surface and little wind, and what it shows is checked with moisture readings.

Offices, retail and distribution units

Milton Keynes has a large office, retail and logistics economy, with offices in the centre, retail parks and big warehouse and distribution units. Many have flat roofs or metal sheeting, with gutters, outlets and rooflights that need regular checks. Our flat roof survey looks at membranes, upstands, drainage and signs of ponding, splits or deflection.

Older buildings may contain asbestos cement sheets or soffits. We don’t test for asbestos, but our report flags materials that may contain it so a specialist asbestos surveyor can check before they’re disturbed.

How it works

  1. Get in touch. Call 07833 053749 or email us with the address, the type of roof and what you’re worried about.
  2. Choose a survey. We’ll suggest the Basic, Standard or Premium Survey to suit the roof, with the price including VAT.
  3. The visit. We inspect what can be seen safely: from the ground and vantage points, inside the roof space, and by drone where applicable.
  4. Your report. A written report with photographs and recommendations: within 48 hours for Basic, 24–48 hours for Standard, same day for Premium.
  5. Next steps. Use the report to brief roofers, ask the seller questions or plan maintenance.

Questions from Milton Keynes

Do you cover Bletchley, Wolverton and Newport Pagnell?

Yes. We survey roofs across Milton Keynes, including the older towns and the newer estates.

My 1970s house has a flat-roofed garage. Is that worth checking?

Yes. Felt flat roofs often last around 15–20 years, and ponding, splits and blisters are common. A survey shows what condition it is in.

Can you snag a new-build roof?

Yes. Our new roof snagging service checks a new or replacement roof before final payment or before the defects period ends.

Do you survey warehouse and office roofs?

Yes. We survey flat roofs, metal sheeting, gutters and rooflights on commercial buildings.

Is your survey the same as a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 survey and not a structural engineer’s report.

When can you visit?

Surveys are carried out on weekdays, Saturdays and Sundays.

How much does a roof survey cost?

Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Larger commercial roofs are quoted.

Can you survey a roof I share with my neighbour?

We can inspect what the owner gives us access to. If a shared roof or chimney is involved, speak to your neighbour first, and we take care over privacy when using a drone.
